How Home Equity Can Help Once You're Past That First Purchase

2 min readBy Guest Contributor: Lora Fenn

You just bought your first home, so home equity probably feels like a distant, someday kind of topic. It comes up faster than most people expect, so it is worth understanding early.

Here is the plain version. Equity is the part of your home you actually own. Take what your home is worth today, subtract what you still owe on the mortgage, and that gap is your equity. Every mortgage payment you make grows it a little, and rising home values can grow it more.

A few years down the road, that equity can become one of your most useful financial tools.

Upsizing to a bigger home. As your family grows or your needs change, the equity you built in your first home often becomes a big part of your next down payment. Many upsizers are surprised by how much room they actually have to work with once they look at the real numbers.

A HELOC, explained simply. A home equity line of credit works a lot like a credit card. You have access to a certain amount, you use what you need, and you can pay it back any time. It is revolving credit secured against your home, usually at a much friendlier rate than a credit card or personal loan.

Renovating instead of moving. Sometimes the smarter move is not a new house, it is using your equity to renovate the one you have. Worth comparing the real cost of both before you decide.

Consolidating debt. If life throws a few unexpected expenses at you, a lot of homeowners are sitting on equity that could clear high-interest debt and free up real cash flow every month, without realizing it is even an option.

The mistake I see most is people assuming their equity is locked away until they sell. It is not. There are a number of ways to put it to work while you are still living in the home.

If you recently bought your first place with Chris, Brye, or myself, congratulations again — and know that this is a conversation worth having a few years down the road, not just at your next move. I am always happy to walk through what your numbers actually look like, whenever that time comes.
